1. Apply: Apply online for everyone 18 or older who will live in the apartment. (Application fees are non-refundable.)
2. Screening: We’ll review your application using a third-party screening service. This process includes a review of your income, rental history, credit history, and criminal background, as well as verification of your government-issued photo ID and income documentation.
3. Result:

• Approved: Move forward with no deposit required.
• Approved with Conditions: You’ll need to provide a qualifying guarantor or enroll in our Guarantor Waiver Program.
• Denied: Unfortunately, we will be unable to approve the application.

4. Sign Lease: Once approved, review and sign your lease documents electronically.
5. Move In: Pay your first month’s rent and any required fees, pick up your keys, and move in!

A maximum of 14 days from when the apartment is available.

Resident Shield provides protection for certain physical damages to your apartment and the building, offering added peace of mind during your residency. While Resident Shield replaces the need for a traditional security deposit and is not an insurance policy, residents remain responsible for unpaid rent, utilities, ancillary fees, and any damages beyond the coverage limit. Applicants who do not fully meet our income requirements may still be approved, subject to conditions. In these cases, they must either:

• Provide a qualifying guarantor (for income purposes only), or
• Enroll in our Guarantor Waiver Program for a minimal monthly fee.
